Live in Lake luxury – for almost £1M

3/ 5/2008

THESE are the first pictures of the luxury terraced houses selling for just short of £1M.

Developers Stannard Homes have spent the last 12 months converting a stone barn overlooking Hollingworth Lake into four state-of-the-art homes.

The properties at Higher Lakewood, which overlook Hollingworth Lake, come with the latest in green technology combined with cutting edge interior design.

Stannard’s managing director, Jason Stannard, said: "We have worked with a very old structure to create some contemporary homes that make the most of this very special setting.

"Everyone who comes up here is just mesmerised. You feel you are in a remote spot on top of the world, but Littleborough is just 10 minutes from the motorway. It really is exceptional."

One of the homes has already been bought by a local woman who signed up some time ago and has been able to personalise some of the specifications.

The four properties each have slightly different layouts and come with the latest in environmentally-friendly technology.

Ground source heat pumps have been installed under some of the surrounding 13 acres and will be used to power the underfloor heating.

The developers say this, coupled with ultra-efficient thermal insulation, will bring running costs down by around 40 per cent.

And what CO2 emissions do escape will be offset by the planting of a new woodland on the other side of the hill.

Each house also comes with Smart Home technology which will allow the eventual owners to remotely open and close the blinds, change the mood lighting and music in each room, set the temperature and even set the security.

Mr Stannard added: "Technophobes should not be put off, you can still switch things on and off individually.

"What we have tried to do is future-proof these houses by putting in the very latest systems that can be upgraded later if needed."

The company also plans to transform the farmhouse, adding a curved extension to one side that will have underground parking, a plunge pool and a price tag of around £1.5M.

Although they would also consider selling it undeveloped if a buyer came forward.

The houses at Higher Lakewood are priced between £895,000 and £935,000.

These luxury homes look beautiful but who could afford to buy them - apart from senior RMBC executives and RDA directors on well over £100,000 a year of our money?
